Water damage restoration in Manchester
Get the water stopped, get it out, and get the structure dry within a day or two. That is the whole job at the start; the EPA says drying within 24 to 48 hours helps prevent mold. Fixr puts most restoration jobs at $1,200 to $5,000, with a $3,000 national average, before any rebuilding.

What a restoration company does
- Finds and stops the source, or tells you which trade to call. A plumber fixes the pipe; the restoration company deals with what the pipe soaked.
- Extracts standing water from floors and basements. Fixr lists water extraction at $3.75 to $7.50 per square foot.
- Measures moisture inside walls and floors with meters, and maps how far it spread. Water runs along joists and wicks up drywall farther than it looks.
- Removes what can't be saved. Wet carpet pad and soaked drywall usually come out. A "flood cut" removes the bottom of the wall so the cavity can dry.
- Dries the structure with air movers and dehumidifiers, and checks readings each day until materials are back to normal.
- Rebuilds, or hands off to a contractor who does. Ask which before you sign. Water damage repair.
Where Manchester water damage comes from
Cold. Manchester Airport averaged 12.7 nights a year at or below 10°F over 2016-2025, and 26.4 days that never got above freezing. Pipes in outside walls and unheated basements are the ones that split. Burst and frozen pipes.
Ice on the roof. In Concord's long record, an average winter has about 21.3 days when snow sits on the ground and the afternoon climbs above freezing before a hard freeze, the setup for ice dams. That count hasn't dropped even as snowfall has. Ice dam leaks.
Old buildings. About 28% of homes in Manchester's five city ZIP codes were built before 1940, and 26% are in two- to four-unit buildings (Census ACS 2020-2024). Old supply lines and cast iron drains fail, and in a stacked building one leak reaches every floor below it.
Spring water in the basement. Snowmelt plus rain raises the water table and fills sump pits. The Merrimack below Manchester reached its minor flood stage in 33 of 88 years on record. Basement flooding.

Before you sign the work authorization
Most companies hand you a form before they start. Read it. Some are a plain permission to work; others assign your insurance benefits to the company or make you responsible for whatever your insurer doesn't pay. Ask:
- Is this a work authorization only, or does it assign my insurance benefits or direct the insurer to pay you?
- How is drying billed: per piece of equipment per day? Who decides when it is done?
- Will I get the daily moisture readings and photos?
- Do you rebuild, or does that go to someone else?
Repair it or claim it?
Sudden, accidental water from a burst pipe or a failed appliance is the classic covered homeowners loss. Water that came in from outside in a flood usually isn't; that needs a flood policy. Sewer backup often needs its own endorsement. Insurance claims in New Hampshire.
Questions Manchester homeowners ask
Can I dry it myself with fans?
For a small spill on a hard floor caught right away, often yes. Once water has soaked the carpet pad or the drywall, fans alone usually leave moisture inside the wall or floor. The EPA says to dry water-damaged areas within 24 to 48 hours to prevent mold, and that usually takes dehumidifiers and a moisture meter.
How long will the drying equipment stay?
Fixr says extraction and drying take at least three days. The equipment should come out when moisture readings are back to normal, not on a fixed schedule. Ask for the daily readings.
Does the restoration company fix the leak?
Usually not. A plumber or roofer fixes the source. In New Hampshire plumbing work is done by a plumber licensed through the state's Office of Professional Licensure and Certification. The restoration company handles the water and what it damaged.
