Mold removal after water damage

Mold in a Manchester house almost always follows water: a basement that stays damp, a ceiling under an ice dam, a slow leak behind a wall. Fix the water first. Fixr puts most mold remediation at $1,500 to $9,000, with a $3,500 national average, and the EPA says a patch under about 10 square feet is usually a do-it-yourself job.

Small patch or a real job?

The EPA's line is about 10 square feet, roughly 3 feet by 3 feet. Below that, scrub hard surfaces with detergent and water and let them dry. Throw out porous things that stay moldy. Above it, or if it is in the HVAC system, or if it followed sewage or flood water, hire it out.

What remediation involves

  1. Find and stop the moisture. Without that, mold comes back.
  2. Contain the area so spores don't spread to clean rooms.
  3. Remove moldy porous material: drywall, insulation, carpet.
  4. Clean and dry framing and hard surfaces, with readings to show it is dry.
  5. Rebuild once dry.

Where it shows up here

  • Basements, especially finished ones, after a spring of high groundwater or a sump failure. Basement flooding.
  • Top floors and attics, in insulation and on roof sheathing under an ice dam. Ice dam leaks.
  • Exterior walls of older houses, behind a bathroom or kitchen with a slow leak.

Licensing and testing

New Hampshire doesn't license mold remediation companies, so ask for proof of insurance and a written scope. If you can see or smell mold, the EPA says sampling usually isn't needed. If a test matters to you, hire a tester who doesn't also sell the removal.

Questions Manchester homeowners ask

Is mold a reason a Manchester rental is unfit?

New Hampshire's rental standards (RSA 48-A:14) don't name mold, but they do cover defective plumbing and sewage backups. They also cover a roof or walls that leak consistently, and heat that keeps the unit at an average of 65 degrees F. Tell the landlord in writing and keep a copy. If nothing happens, call the local health or code office. General information only; ask a lawyer about your own case.

Can I clean mold myself?

For a small area, yes. The EPA says that if the moldy area is less than about 10 square feet, roughly a 3 foot by 3 foot patch, you can usually handle it yourself. Larger areas, mold in the HVAC system, or mold after sewage or flood water are jobs for a professional.

Will bleach kill mold?

The EPA doesn't recommend bleach as a routine fix; scrubbing with detergent and water and drying the area is what it advises for hard surfaces. Never mix bleach with ammonia or other cleaners.
